to blend
the
two as much as possible

to your over all picture

to live (close
to my place of employment, nice neighbors, etc) has different criteria
than a place for investment (price/value, possible
tennants, etc)

to 'investment'
PeterL: everybody needs somewhere
to live, but real estate investments should be compared against other possible means of investment

thing
to do is find a 4 unit you can
tolerate living in with your
tenants (if
the loan you get requires you
to owner occupy)
PeterL: I
think getting a dwelling and making real estate investments should be approached in different ways
liquidassets: once you go above 4 you're in commercial category, need like 20% down at least, harder
to qualify
liquidassets: afaik in US properties with 1-4 units qualify for all
the same
types of loans
PeterL: my 'goal' is not just
to be debt free, but
to have my money working harder
than me

tough with family

time, I currently live rent free. Before you ask why not just stay, it is a bit small for my family

to be comfortable with no debt, I commend you..for
the no debt part...kind of. But
the money rules are made
to
take
the most advantage of
those
that make comfortability
their goal

the house I
thought it was a financially good
thing
to do (I was in college at

time): buy house, pay mortgage for ~5-8 years, sell and have a nice down payment for
the next house wherever my after college job ended up
PeterL: Now I would want
to get a house with a large down-payment, pay it off quickly,
then not have
to worry about a monthly rent payment

PeterL: It is hard
to predict
the future, having a 30 year mortgage locking you down in one spot is not what I want
to do again

to renting, like moving is alot easier.

to be much better 'for your credit'
than going
through a foreclosure. What are your
thoughts on buying going forward?
PeterL: The bank didn't lose any of
that 75k,
they had insurance (which was
tacked onto my bill every month)
to cover such a loss. Insurance didn't help me any, even
though I was
the one paying for it.
PeterL: liquidassets: I owed about 110k on
the mortgage, house sold for about 35k. So I guess it was more like 75k "income"
that was "forgiven" by USG for
taxes.
